Twelve hectares above Lake Garda, fenced, with an olive grove that holds a protected designation.
A manor house, a second house, a pool and 800 olive trees, on one block of land that looks at the water from end to end. The figures on this page come from the 2023 survey.

The images.
Every image says what it is. A render is a drawing of an intention, not a picture of something that exists.

To live in, or to put to work.
The same house, read twice. Where one of the two does not add up, we say so instead of filling the box.
If you want to live here
You are not buying a house with a garden. You are buying a hillside with a house on it.
- The manor house has three bedrooms and two bathrooms, a vaulted second kitchen, a cellar and a balcony over the water.
- A second house, called the Fiore, sits on the same land. Its extension is already authorised, so it can become guest space or a separate home.
- What you eat comes off the land: oil under a protected designation, and twelve kinds of fruit from 580 trees.
- Twelve hectares need looking after. The survey lists the machinery that comes with the estate, and that is part of the purchase, not a detail.
If you want to invest
Here the investment case is written in the survey, and it is not rental yield. It is what the land is allowed to become.
- The survey lists what the land qualifies for under rural tourism rules: a 21-pitch agri-campsite, ten demountable wooden holiday homes, rooms and apartments for agriturismo, a hall for rural tourism, a second pool, and a building to sell the oil and fruit.
- On the second house, the survey says a further 600 cubic metres of residential volume could be applied for.
- These are possibilities the surveyor identified, not permits already granted. The difference matters, and checking it is the first thing our technical office would do.
- The estate sits in a mountain area, which the survey notes allows these uses even for someone farming as a secondary activity.

Before it reaches you, it goes through our technical office.
Five items, not a brochure. Our technical office puts each one in writing, and the fifth is always an honest defect. If we couldn’t find one, we wouldn’t trust the rest ourselves.
-
Condition of the buildings and any works
-
Planning compliance, and which of the listed possibilities are actually permitted today
-
Energy class and systems
-
Estimated cost to fix, and the annual cost of keeping twelve hectares
-
The honest defect
On every property we write down at least one honest defect. Even when it costs us the sale.
Who it’s for. Who it isn’t for.
This is for you if
- You want land, not a plot. Twelve hectares is a different proposition from a villa with a view.
- You are willing to run something, or to pay someone to run it. An olive grove is not a lawn.
- You expect to be told what is not perfect, and you trust the rest more because of it.
This is not for you if
- You want to lock the door in October and come back in June. This land does not pause.
- You want the water at the bottom of the garden. Here the lake is the view, not the boundary.
- You are buying the development rights and nothing else. They are possibilities on paper until someone verifies them, and we will not sell them as more than that.
Let’s redo the numbers on this one.
One call, by phone or video, in your time zone, with the numbers of this property in front of us.
- The numbers, and what the same money buys in your city.
- What our technical office found, honest defect included.
- Measured travel times from the airports you would actually use.
- Whether it is worth the flight, and when.
If this is not the right house for you, we tell you before you book a flight.

Questions about this property.
How old are these photographs?
June 2023, from the survey. They are the most recent we hold and we say so rather than implying they were taken last week. New photographs are part of our own inspection, before any visit.
Can I really build an agriturismo here?
The 2023 survey says the land qualifies for it, and lists what it could host. That is a surveyor’s reading of the rules, not a permit in your hand. Before you buy on that basis, our technical office checks what the comune would actually grant today. We will tell you if the answer is less than the survey suggests.
Why is there no travel time on this page?
Because we have not measured them. The survey describes the roads that reach the estate but gives no times, and we do not publish times we have not driven. They come with our inspection.
